Actually no....I don't think you do know what you're talking about despite how Gene has operated in the past.
Nice sentiment -- I had thought you had more class and were above such crass comments. You are the second person to have said that; for context it turns out that the first guy who said that has proved since that he had his head firmly lodged up his anal canal and was totally off-base. If you want to disagree maybe you could provide the rationale that leads to your opposite view instead of just making derogatory comments. I guess that you believe that Gene is tossing his money for this effort into the proverbial fire pit.

Put it this way, when you have a collection of assets and some of these assets aren't generating as much cash, at the same time you are servicing debt from these cash flows, you can find yourself in a liquidity crunch. In other words things can get tight. Now I don't know the specifics as it relates to Dub's assets but I do know that he is looking for partners. One also needs to factor in his age, he's over 80 and while he is still on his game he eventually will take a step back as these projects (Rossdale) take a lot of time to execute (nevermind capital). So there's your rationale.
 
^ so in other words pure speculation. If Dub is looking for a partner I would imagine it has more to do with quick execution of the project in lieu of his normal course. And 80s are prime years for Architects. Doug Cardinal is 91, Frank Gehry is 96 for example and neither has taken down their shingle. Also Michael Dub seems to be an heir to the throne when and if...
 
I tell you what, let's circle back on this in 5 years and see exactly where this sits. If there's any movement on this site at all, it likely won't involve Gene Dub.

After 80 years or so, you get a reputation and apparently based on other projects, Dub's is not for speed, so I feel this is a fair concern. And usually people do not speed up as they get older.

Perhaps this will go ahead quickly, but the concern is not without merit.
