Not really -- there are all kinds of architectural mitigation methodologies that can deal with flood events (granted, not often deployed), but in my discussions with Gene Dub he has a good handle on ways to deal with these events.I would like to see this built, but Dub's response to the flooding concerns feels very... made up?

Unfortunately PIPs take a significant amount of time and require a not insignificant amount of regulatory work to get there. I'm a project manager on large utility projects and with this being on a flood plane, Gene is going to need an advanced hydrology study done and likely a geotechnical survey done. All those take time.Relitigation of zoning bylaw taking up a good amount of public hearing time to the detriment of other projects.
But it's a significant issue for many - likely one of the top election issues.

Love this tidbit by the local Community league President, “……..the (old rendering, lower rise) looked a lot better in my opinion….”
Well there we have it, can’t build a 17 storey cause it doesn’t “look as good” as the other one….lol!!!
