Was at the EDC presentation. A few changes, height brought down to 32s. Transparent glazing reduced to meet energy code - but not be typical spandrel, the design fits the framework pattern (which remains, though wider upper floor balconies now add something of a tapering effect to the design). Balconies are now half-inset rather than fully-inset.
Podium looks more transparent than from earlier renders. Retail now broken down into 4 smaller units. Patio space earmarked to wrap the corner.
CNIB office takes about 10,000 sqft on the 2nd floor podium. Residential amenity on the east part of the podium roof. Rooftop amenity and observation deck, too, though private I think.
Trees along Jasper and 120 St will be replaced, "Silva cells" will be used to help maintain their health.
Still lots of good design geared toward their visually impaired, using differentiated paving, acoustical differentiation etc. Chris Downey was the consultant on these elements.
Overall still really like this one a lot, and think it will be excellent.
