Buying in Blatchford
The chance for Edmontonians to call Blatchford home is getting closer every day! The Blatchford Redevelopment Office is currently in the process of selling the first six parcels of land in the community to home builders that share the vision for high-quality, architecturally-designed, energy-efficient buildings.

These first six parcels currently being sold to builders consist of townhome units, each with a private backyard and back alley access to a garage. These townhomes will also have the potential for garage suites or other accessory suites, expanding affordable housing options and opportunities for multi-generational living!

The next six parcels in Stage One will be released for sale to builders by the end of this year and include condominium style townhouses and two 4 to 6 storey residential buildings with potential for ground floor retail.

In addition to beautiful and energy-efficient buildings, the first stage of development also includes a linear park with community gardens, a playground, a fruit orchard, a plaza, an event area and much more! A section of the central park and the first storm water pond will also be landscaped next year to provide even more green space and outdoor living for the first residents.

More information on the first stage of development can be found at BlatchfordEdmonton.ca/homes.

Blatchford West - Stage One includes a linear park where the amazing community gardens, playground, fruit orchard, plaza and event area will be located.

Construction Update

As the warmer weather winds down, so does our 2018 construction season. This year, we finished the roads and curbs in the first stage of development, including installing paving stones on two pedestrian streets. These pedestrian only streets are just one way that the community will demonstrate a commitment to people-focused, walkable design.

The site is just about ready for homebuilders with power and telecommunications installation ongoing

Major work was also started this past year on the District Energy Sharing System (DESS), which will provide environmentally-friendly heating, cooling and domestic hot water for all buildings in Blatchford.

Construction of the geoexchange field is underway at the site with over 540 of the planned 570 boreholes completed. At a depth of 150 metres each (that’s deeper than the height of Edmonton Tower!) over 80,000 metres total has been drilled to date. These boreholes will transfer heat to and from the ground, pulling the natural heat from the earth in the wintertime, and transferring excess heat from buildings back into the ground in the summer.

Also under construction is the first Energy Centre, which will house the equipment needed for the DESS to operate. The Energy Centre’s extensive underground base has been constructed, and the ground level building platform is scheduled for completion shortly.

The geoexchange field is nearing a major milestone with less than 30 of the planned 570 boreholes still to be drilled.

The first Energy Centre’s basement is complete and undergoing reinforcement against Alberta’s weather with waterproofing and insulation work in progress.

ELA at Blatchford

Edmonton is one of the first cities in Western Canada to run an electric autonomous vehicle pilot project, and Blatchford is excited to be the first location where you can experience riding in a driverless vehicle!

Join us at Blatchford from October 9 - 16 and take a ride on the very first roads in the community. After your ride, stop by the former airport control tower for hot chocolate and to meet the Blatchford team.

Details:
October 9 - 16, 2018
Blatchford (Airport Road)
View hours or sign up to ride with ELA at Blatchford. Drop-ins are also accepted!

The vehicle operates at around 12 km/h, contains a ramp for accessibility and can hold up to a maximum of 12 people. This testing is made possible thanks to our sponsors.

Operation of the vehicle is dependent on weather and vehicle maintenance. Please check ridewithela.ca to confirm that it is running. All time slots allow for 5 reserved spots and 6 drop-in spots

What are people's thoughts on the city of Edmonton doing development? Is it their place?

Honestly so far I'm not minding the work they've done with the Blatchford project. Will love to see how it progresses.

@OverheardatYEG I would say that "no" it is generally not the City's place to get involved in development, but in this case the City already owned the land -- formerly the Edmonton Municipal Airport. The resultant planning done by a private firm was very ambitious in terms of residential concept, energy use, community overlay, and site access. The proof will be in sales. The City's efforts in the Quarters have been less than stellar; not exactly a fizzle, but closer to fizzle than dazzle.

I still don't understand why the city of Edmonton is in the Development Game! This project with the Meadows of Laurel really irks me. :S Shouldn't the city be setting policy that private developers need to follow? Why is the city developing land :S

Because they are under the misguided concept that they know better and are more capable than anyone else -- they are NOT! Misguided steps in the Quarters; inability to set a direction for the Coliseum lands and Northlands; errant effort at the Stadium station; years of vacant land in West Rossdale; a blase attempt at creating a vibrant "main street" initiative; closed ears (and minds) to creative solutions that would propel the City forward... they only follow the trite and mundane; they only know (barely) history; they are enamored with out-of-date and under-purposed street furniture and paving patterns... and now they think that they can be masters at the development game??!!??

First Blatchford townhomes now on sale
March 27, 2019

Those waiting for the unique Blatchford lifestyle can now purchase a townhome and become the first residents in the City of Edmonton’s new central community.

Blatchford’s first home builders have been announced. They share the community’s vision for high-quality, architecturally-designed sustainable buildings. In addition to meeting the high architectural and green building codes set for the community, the builders selected have incorporated additional sustainability features, such as secondary basement and garage suites to increase housing options and affordability, and additional liveability amenities like rooftop decks and accessibility features.

"Blatchford has high sustainability and urban design goals which could not be accomplished without our home builders," said Tom Lumsden, Development Manager, Blatchford. "With the first homes now selling, people now have the chance to buy a home and be a part of this community which will offer a new way to live in our city."

The home builders selling contemporary townhouses, each with a private backyard and back-alley access garages, are:

Carbon Busters: Carbon Busters is a leading expert in net zero design and has been operating in the building industry since 1992. Their three- to four-bedroom townhomes will be fully designed for green living, including solar panels, next-level energy efficiency, and zero carbon building operations. Townhomes will also offer barrier-free access to support accessibility and aging-in-place.

Encore Master Builder: Over the past 34 years, Encore has constructed more than 1,600 homes in Edmonton and surrounding communities and was the recent winner of the 2019 Home Owner Mark of Excellence (H.O.M.E.) Award for customer satisfaction in the small single family category. Encore is pleased to present The Brooklyn at Blatchford, three-bedroom townhomes featuring secondary suites with separate entrances, private balconies and optional rooftop patios.

Mutti Homes: Mutti Homes has been building custom homes in Edmonton and area since 2007. Mutti is pleased to present The Tarmac Townhomes at Blatchford. Fronting onto a pedestrian-only street, their three-bedroom townhomes will offer modern interiors, big windows and upscale features in addition to secondary garage suites along a landscaped lane.

Ocheller by RedBrick: Ocheller is a housing lifestyle brand created by the RedBrick Group of Companies. Ocheller by RedBrick is pleased to present Nest8 at Blatchford, a contemporary vision for urban dwelling with varied rooflines, secondary suites, premium energy efficiency performance, solar panel readiness, and designer interiors with natural material palettes inspired by the Canadian landscape. Nest8 townhomes were designed in partnership with 5468796 Architecture, a national and international award-winning architectural firm.

Home builders are now selling units with construction scheduled to begin this year. Home builders can provide pricing of units, construction timelines, occupancy dates, floor plans and additional building details.

These first builders are part of the first phase of development in Blatchford West - Stage One. Additional builders are being selected for the next phase of development in Stage One, which includes condo townhouses and 4- to 6-storey mixed-use buildings.
