Area 4 isn't part of the Stadium Yards though, right? It's the Upper Vista Towers lot by Evertrust.

If these towers fully build out and once Rohit finishes constructing their apartment in Area 3, this already dense area will likely have the second highest population density after Oliver (and that is still without developing the last Muttart Lands parcel north of Muttart Crossing).
