Some of it must be server related given the electrical/sprinkler/hvac changes.

@westcoastjos Could be, though I believe EPCOR has a dedicated server room for its tenants already; it could also just be rerouting those services to accommodate cutting into the slabs. Or it could be both of those I suppose.

Actually, when you are cutting through floor slabs in a high-rise building, the code mandates all kinds of extra fire-rated provisions which would certainly impact sprinkler locations, fusible link door closures (electrical) and firestops (mechanical). I can't speak to server requirements, but, as for the rest, there certainly would be building and safety upgrade requirements as @Daveography has accurately noted.

Sounds like something might be happening with this building/property:

E. UPCOMING APPLICATIONS, CONFLICTS AND REGRETS (December 4, 2018)
10782-82 Avenue NW - Formal - Nenad Trkulja

Guessing it's probably going to be a facade improvement considering it's not a big name on the application.

Also of interest, sounds like some facade improvements are coming to City Square Tower:

Understated effect of the ICE District; hasn't just brought major new development, but also:
  • Facade improvement and two new street-facing retail bays in MNP Tower (Amore Pasta and Delicious Pho)
  • New restaurant building on small parking lot by Bell Tower (Joey)
  • Landscape and laneway improvement around Bell Tower
  • New street-facing Shoppers Drug Mart in City Centre Mall
  • Complete reclad and interior modernization of HSBC Tower
  • New BUCO Pizzeria in EPCOR Tower
  • Facade improvements on City Square Tower
  • Facade improvement on old Grand Hotel (now Crash Hotel)
Arguably the redo of the downtown YMCA (Williams Hall) could be counted as well.

I know it hasn't all worked out for everyone (e.g., Denizen Hall, Transcend Mercer), but on balance the level of re-investment in the area around the arena has been a net positive for downtown.
