I think this is a fantastic proposal - density literally steps from the LRT stop. It also provides a buffer between the station/tracks/114 street and the adjacent block of homes. Really hope this goes ahead.

My way, way distant memory reminds me that Spot was a dog in my grade one reader (Dick and Jane owned Spot and Puff -- a kitten) -- "see Spot run". and Mark was a grade one bully who had been twice held back (3rd stab at grade one) who unfortunately sat across the aisle from me. I so dearly wanted to "see Mark run". Might I suggest an X-shaped hedge between the Spot and the Mark.
