CRUs are only good if they can be filled. I'd rather have a residential lobby and ground-floor residential units than empty CRUs.

If there are CRUs then I'll bet you dollars to donuts there will be a pharmacy and a medical clinic because apparently there's never enough of these!

It's difficult to see from the renderings and @KreationYEG 's pictures, but it does look like at least part of the first tower floor could be office space

Yes, the original plan was for them to take the office space on the second floor. There were also going to be significantly more elements of the building that catered to the visually impaired. I remember hearing some rumblings that the deal with CNIB had fallen through a while back - I suspect that is true.

This building makes me confused because I wanted to like it so bad, but I don’t think I do. I definitely don’t hate it, but it’s just kind of turned out messy looking. Instead of trying go off the original design on a budget, they probably would have been better off starting from scratch. I don’t mind it from far away, but it’s just too much up close. Even the base of the tower looks clumsy and heavier than originally intended. Hopefully it’s not actually complete.
