All fair comments/potential requirements, but they currently have:maybe they would like to be able to offer underground parking to their staff and customers that isn’t possible where they are?
maybe they would like a pedway link that they can’t get where they are?
maybe they would like a direct connection to the lrt that they can’t get where they are?
maybe they want floor plates that are larger and more efficient than 13,500 sf?
-enclosed, pedway attached secured covered parking
-multiple surface and metered spots for convenient parking options
-They are 40' from the Bay LRT entrance that then provides them access to the system and could be directly connected to the building
-13.5 is still a reasonable plate and while not the 20ish that many look for these days, still provides one of the most efficient layouts, corner office opportunities out there from the floors that I have been on.
But choice and options are good and why you RFP it.
It sharpens the entire market's pencils.
