The suggestion of a switch in architects came from Ian O'Donnell -- and he should know if this is true or not. That said, Dub owns a great deal of land in the Quarters and there may be some confusion about a potential other project vs Alldritt's project on the edge of the river valley. Perhaps Alldritt is teaming up with Gene on some of his land as well as moving forward with the 80-storey project. I know that Alldritt Land Corporation wants to become a major developer in the downtown. I guess we will know soon enough.
 
A seismic shift all over North America is placing emphasis on densifying housing -- more condominiums in mid to high to super-tall buildings and far fewer suburban type single family housing. The suburb experiment of post world war II didn't work too well -- turns out people would rather be near (walking distance) to a whole array of amenities. L.A. is experimenting now with creating a (zoning) climate for destination-oriented projects near TOD nodes. For example, in North Hollywood, where I have a few projects in the works, the City has designated a whole zoning tract as an Independent Film venue. By the flurry of development that it has created, it seems to be bearing positive results. I wonder what might work at the Bonnie Doon shopping centre that could make it more of a unique destination and tie in better to a Strathearn concept. Edmonton does have a couple of theme areas -- Ice District and Old Strathcona are two prominent ones; Uof A, MacEwan, and NAIT campus areas are three more. Rossdale, the Coliseum area with Alberta Avenue, and the CPR lands have potential. To get this notion in front of the City is the real challenge.
 
We have seen this shift start already with some of our developers. Instead of these big commercial sites they are now starting to look at rezoning them for mixed use, commercial with condos above. Albany Market Square will likely have a form of this and Harvest Hills Commercial as well. (Already done the calculations and discussions with the City to support the mix used demand on the storm, sanitary and water servicing)

Indian restaurant moving into old Sobeys location downtown

A restaurant will soon occupy a space left vacant for years in the middle of Edmonton’s downtown.

Tiffin India’s Fresh Kitchen will move into part of the building at 10404 Jasper Ave. that was a Sobeys grocery store until its closure in summer 2014.

“This has always been a pretty hot street for restaurants, especially local restaurants. Just the amount of foot traffic, and the lack of some sort of ethnic dining down there, was really attractive to me,” said Joti Dhanju, founder and owner of Tiffin.

The restaurant, described as offering “Indian fast-casual dining,” currently has a southside location in Ellerslie.

Dhanju said the new spot will cater to the fast-moving office-worker crowd at lunch, and also to people visiting the farmer’s market on the weekend.

Indian restaurant to move into former Jasper Avenue Sobeys space
Part of a prime Jasper Avenue building once occupied by a Sobeys grocery store finally appears to have a new tenant.

A sign on the door at 10404 Jasper Ave. indicates Tiffin India’s Fresh Kitchen is moving in, and the restaurant will likely begin operating by early next summer, Cam Picketts, a partner with the Omada Commercial real estate company, said Tuesday.

The location will be the second restaurant for the locally owned business that advertises itself as an “Indian fast casual dining experience.”

An initial outlet opened earlier this year on Ellerslie Road, and the owner hopes to have more, Picketts said.

Edmonton’s downtown Sobeys Urban Fresh store closed in 2014. About 1,400 square metres in Cecil Place has been empty as Sobeys tried to sublet it, he said.

The space is now divided into up to five units ranging from about 92 square metres to 725 square metres.

There’s a conditional deal to lease a second unit to a retail operation Picketts can’t yet name, and he’s confident he’ll find tenants for the remaining areas, as well.
