@gordonparet, I think that you may have meant 100 Avenue and 149th Street, maybe? I am entirely with you on the Gateway Boulevard hairpins! It would have made sense to tunnel this street under Sask Drive on its way to the river valley, not for time efficiency, but just so it didn't look like valley access for those coming into town was a complete afterthought (Edmonton has a few of those -- vehicle access to the High Level Bridge is also ridiculous). Also, welcome to the forum where all opinions are counted.

I am very interested in this project and the other proposed ones in the same area. I don't think that anybody expected this area to become a population hub or "node", that's for sure;)

So they're planning to keep the amount of retail the same, but cut the parking by 90%? Or is there free underground parking that I missed? Or do they expect walkers, bikers and bussers to primarily support these businesses?
 
Looks like parking is being reduced from approximately 650 spaces down to 125 spaces. That's an 81% reduction in parking. If they can make that work, great, but I'm skeptical. Sure an extra 1500 residents is great but there are already over 11,000 residents living within five blocks in any direction so an additional 1500 increases your nearby population base by less than 14%, which means an additional 1500 residents doesn't even come close to making up for all those drivers who will now no longer be able to find a parking space.

As for LRT, there are already plenty of buses driving down SPR, and we all know that 98% of future LRT riders are currently taking the bus. These will not be new people.

Not saying it's not going to be a nice development. Just saying those retailers better be prepared for fewer shoppers.
