Iron Works Building

Project Update - Winter 2025​

Phase 1 of the Iron Works Building Rehabilitation Project is complete. Phase 2 construction continues. Phase 3 has been deferred to remain within the approved budget.

Construction is anticipated to be completed in summer 2025 due to the north exterior wall and main foundry building needing additional work.

And an explanation of the phases:
This rehabilitation project was designed to take place in 3 phases. Phase 1 consists of hazardous materials abatement, building envelope rehabilitation and stabilization, as well as roof replacement. Phase 2 consists of building design and construction. Phase 3, which was to prepare the space for tenant use, has been deferred in order to remain within the approved budget.

So Phase 3 was deferred to stay within the approved budget?

Meaning the space won’t now be prepared for tenant use? Because budgets are now set for the year are they not? Or is the plan to try and reallocate monies from something else because without that how can it be completed by winter 2025?
 
^ You have to at least appreciate their honesty. I would have it say "Phase 3 has been reconciled to provide more flexibility for a future tenant" ;)

$26m+ spent for nothing if no tenant ever takes on the space. Let's not step over a dollar to save a dime. The Quarters has enough examples of fiscal blackholes.

Of course we ultimately want a tenant there, but if it keeps the building from falling into unsalvageable disrepair for the time being it's not "nothing."
 
Cost escalations for this one made the City mothball phase 3 for the time being in order to avoid asking for more new money.
Given that they're never going to get old money and that costs are likely to continue to rise and not fall, I would have thought they would just ask for the new money now and let council make the decision as to what is or isn't important to them (there always seems to be enough money for what they think is important :( ).

If you believe what failed council candidate and former city manager with an axe to grind Jesse Watson says, this project is badly over budget, and the city has no idea what to do with this building once its finished
I mean, that seems plausible, but even if it is over budget that doesn't mean that anyone did anything wrong.

Failed council candidate - yes.

Former city manager - no...

A former general supervisor fired for running his (admittedly brilliant and successful) coffee shop on COE time - bingo.
