Though not this project…..doesn’t give me warm fuzzies that they have a clue on how to develop residential…..
I know who bought this land and what the future development will be, stay tuned!

Nearctic needs to get out of the residential game completely.

Yup, Nearctic is a joke.
Any developer that has been actively involved in the Edmonton market since 1979 can hardly be described as a joke. If they took the kind of advice freely given here (and worth what was paid for it), they would probably have gone bankrupt in 1982 (or 1992 or 2002 or 2012 or 2022).

Interestingly enough, Nearctic is a seller as well as a developer so anyone that thinks that the advice is executable is probably welcome to give it a go.

Planner Description: The City has received a rezoning application from GEC Architecture. The current zone is a Direct Control Zone (DC2.1187) which allows for high-rise development in the form of towers. The purpose of the rezoning application is to amend the DC Zone to allow opportunities for smaller buildings in the form of mid-rise buildings as well. Specifically, the amendments will: - add wording to Appendix 1: Site Plan to reference both tower and mid rise opportunities; - minor adjustments to the configuration of buildings; and - the removal of Appendix 4: Elevations from the DC to allow for flexibility in building design. Changes are also proposed to the DC text, though these are administrative in nature; requiring uses, definition and references to align with the new Zoning Bylaw 20001.
