There is a nice commercial strip a bit south and also further north. So It would be great if something would be developed here to fill it in and get rid of those surface parking lots that look like they are from the 1970's.
 
If not used for a future commuter rail station, this is how I would reconfigure this space for development. The black strip is new back lane access for the future developments. The extended park space could include spots for food trucks or other vendors.

F&F Holdings has applied to rezone a narrow parcel of land downtown located west of 109 Street between 99 Avenue and the alleyway south of Jasper Avenue. The current zoning allows for buildings on the property to be as tall as 20 metres, or about four storeys. The applicant wants to increase the maximum height on the parcel north of 100 Avenue to 70 metres, or about 20 storeys, and the maximum height south of 100 Avenue to 50 metres, or about 15 storeys. These heights are the same as those allowed on the lots across 109 Street. Some nearby residents oppose the rezoning. They said buildings this tall will reduce privacy, views, and sunlight, and that more density will increase traffic congestion. Council is scheduled to debate the rezoning at a public hearing on Aug. 19.

 
Making the rezoning conditional on engagement with the park would be nice. Something like 1-3 CRUs on the west side of the lot. Ground level patios that aren't next to blaring horns and revving engines are too hard to come by in Edmonton.

Obviously no substantial surface parking should be acceptable since it's within walking distance to 2 subway stations, and major bus routes.

Otherwise, I'm in full support of rezoning.

I lived in the building directly west of this site in an east facing unit overlooking this site/Jasper Plaza Park. Always kind of killed me that the street car is this incredible asset to the city, has this great little plaza as the north terminus, but it's surrounded by a gravel parking lot, a dilapidated two story vacant building, and loud ass 109. People would often be milling about in the plaza waiting to get on the street car or would have just gotten off but you're surrounded by zero immediate amenities while you wait. Integration with some west facing patios/CRUs would instantly make this one of the best spots in the city. SO much potential being endlessly wasted here.
