45-storey residential high rise proposed for downtown Edmonton
The public was invited Wednesday for a first look at North, a luxury apartment tower being proposed for 106 Street and 103 Avenue near the Ice District.

North would replace an existing surface parking lot and feature 350 high-end units.

“We’ll do apartments probably ranging from 500 to 1,000 square feet and then have 15 or 20 penthouse-style apartments,” developer Brad Lamb explained. “All of our products are similar, it’s all modern, it’s very cutting edge.”

@Seandroid @Das Ponto Haha, yeah those were comments from an older woman that attended. She was also concerned about how it would have low visibility in fog. Y'know, despite being 27m 23m shorter than our current tallest, not having the city centre airport anymore, etc.

^unfortunately some older people live in a bubble where everything is OK just the way it is. me on the other hand, being an older guy myself but not yet an old man, say FULL SPEED AHEAD !! the more towers the merrier ! anything that will make the downtown transform from a graveyard to lively is fine by me.
 
Charettes from the Jan. 25 open house. Height has been reduced to 126m | 40s. Open house was sparsely attended, probably because there's not a lot of people living near this site. I think the building to the north is the only residential building nearby.

P. Speary read the comments of the Development Planner.
MOVED: C. Domanski
MOTION OF: Support with conditions for the Rezoning Application. The Rezoning Application conditions are as follows:
● Provide appendices as they are currently missing
● Reference a minimum of 7.5m2 per unit of private amenity space
● Reference the courtyard, 103 Avenue improvements, and appropriate architectural screening of all mechanical units in the text
● Make reference to Section 4.5 ‘Improvements and Contributions’ by including a description of how the laneway becomes a public spaces that embraces Crime Prevention Through Environmental Design (CPTED) principles The Committee recommends tabling the Development Permit Application until a formal application is submitted to the City of Edmonton. The submission is incomplete with respect to the standard requirements.

In January, Lamb said the provincial economy was on the mend and he was starting work this year on Jasper House, slated for property beside a future city park, as well as planning a 40-storey North Tower next door he hoped to start marketing in 2018.

The status of the North Tower hasn’t changed. Lamb, who said in April that Jasper House was more than 50 per cent sold, couldn’t be reached for comment.

@Daveography -- unless this is an elaborate head-fake, this plan seems to be a bit more developed than your typical proposal plan looking for zoning approval. When I look at the plan there is separation between square and round columns and specific structural placement of same. Now, if this is not detailed engineering specific to this project, it could be simply borrowed from another similar building in the Condo King's portfolio
