No, this is the Metro 78 site the houses are being demolished (if they haven't already).

What is happening is that in the developer's schedule, Metro 78 is the third project on the queue because it is the most complex. If you have a chance, check out the first one on 87 Ave and 110 St in Garneau West which is close to completion. We fought tooth and nail on the rezoning. The original UCRH was referred back to Administration, so we created a DC2 and got some support from the Garneau Community League and the adjacent neighbour. This development is very close to completion aiming for the fall.

Since these things are never easy, last month we had to deal with an appeal to SDAB on the development permit issued for the Altarius mid-rise development on 86 Ave and 111 St. Last week we got the decision from SDAB - we won! Now we are moving on to the building permit to hit the ground in November.

the update on the Metro 78 is not fancy but things are advancing as planned. Although the rezoning was approved last December, there were several conditions on the sales agreement with the City before we could start thinking about the DP. This is all resolved now, so the project is moving to the design stage. The GSA team is designing the plaza, so I will share something here in the future.

This project is such a textbook example of how long the development process can take - good for folks here to read through this thread and see the project's history. Development isn't always straightforward and can take time, even when capital is in place.

Metro 78, located just steps from the McKernan-Belgravia LRT Station, has reached a significant milestone with the approval of its development permit. This achievement underscores Pinto Properties' and the project team's dedication to bringing this project to life. It also highlights the perseverance of our partners, Keith McIntyre of Frank Hilbich Architect Inc., EFG Architects Inc., and the many other consultants involved.
Edmonton is committed to building a comprehensive LRT system. Many cities with similar goals have maximized the return on the billions of taxpayers' dollars invested by combining transportation and land use efficiencies. Metro 78 exemplifies these efficiencies at an underutilized LRT station.
Throughout the three-year rezoning process, Pinto Properties President Bryce Pinto and the project team, led by GSA’s Associate Principal Marcelo Figueira, worked tirelessly to enhance Metro 78. They prioritized built form over density, creating a car-free environment to promote equity in housing and transportation. The resulting two six-storey buildings reflect a design that best fits the site.
Metro 78 is designed to achieve a 20% reduction in energy consumption, provide subsidized transit passes for residents, and offer affordable rental units that meet CMHC’s criteria. This development represents incremental transit-oriented development (TOD) at a critical location, realizing the potential of TOD without the long wait associated with master planning large TOD areas.
Pinto Properties will also make significant contributions to the community, including designing and developing a new public plaza and a cash contribution to the redevelopment of Charles Simmonds Park.
The McKernan-Belgravia Area Redevelopment Plan (ARP) initially posed challenges to this project.
We received strong support from the general public reflecting a broad consensus on the need for a sustainable, inclusive TOD project. However, some viewed the ARP as a covenant between the community and City Council and argued against changes. However, the reality proved different, leading City Council to repeal the ARP in June 2024 to create room for the new District Plans.
With a new set of policies and zoning regulations, we now have a clear path forward, and future desirable projects like Metro 78 may not take years to be approved.
Metro 78 is about making structural changes and building an inclusive Edmonton. These are the real covenants we uphold.

Here’s what lowest bid construction management looks like: Site not even fully fenced, didn’t bother to haul away the foundation after excavation, and misc garbage/junk/materials scattered everywhere.

It’s hard enough to get projects here pushed through—how about show a little respect for the neighbourhood to not give them more ammunition to rally against future ones?

Demo has already started? Geez, it was just approved...good to hear!!! Have they started demo on both the North and the South lots? Is that what your pics show? Both sides of the street?

I commute by there for work. I think demo happened a month or two ago.

There many things to do before construction start besides demolition. EPCOR extension of new water line, closure of existing alleys removal of trees for construction of new alleys. This are required for the consolidation of the newly created lots. Finally, construction is scheduled for next year.

And yeah….Belgravia AND McKernan@76 will join Metro 78!

Yes, this was approved on July 2nd - McKernan @76. I will post imagens soon.
But picture this: Metro 78, Belgravia Heights and McKernan @76. We got 3 corners of the LRT station. The other one is the school. TOD at its best!
