I am a fan. Was the parking cladding horizontal before?

if so I think vertical looks way better.
 
Still interesting there will be a tower here. Guess it will be a precedent for this little stretch.

Rumour is spring start. Has there been any pre-sales yet?
 
@Das Ponto, the tower seems OK -- not award-winning, but OK. But the podium design seems so arbitrary -- there is no sense that it belongs with the tower. I imagine the in-house conversation at DER+ went something like "well the City isn't going to like the parkade expression, hows about we toss some colored glass panels on there to make it look artful." It's not even artfully shocking in my opinion (like it would be if a guy who wears a tuxedo and then chooses bright lemon-colored sneakers to go with -- that conveys a sense of arbitrary style). The Emerald, however, doesn't even have that kind of panache. If you want colored glass panels to conceal the parking use, then don't just toss them on the parkade openings, make it part of a bold building statement, repeating on the tower and less constrained in a rectangular format -- that as a minimum.
 
New design reminds me of something that would be in Vancouver. Nothing flashy, but not trash either. Just kind of there. They look good on their own, but once you have 15 of these puppies, the skyline just looks bland.
 
I'm really liking the new look of this tower! I can't wait until sales get going and then hopefully construction.
 
A few of my quick thoughts
1. Parking at 1.15 / unit still makes sense in Edmonton DT. Nearby rental buildings at that ratio of parking have to rent parking elsewhere because they ran out of parking for their tenants. I personally contend Garneau & area is the only bona-fide live/work/play neighbourhood in Edmonton solely due to 15,000 employees at U of A that would warrant no parking. DT Edmonton is mostly parking lots and spot density.
2. Above ground parking makes good sense, it is certainly cheaper than U/G. Design of podium looks like a direct lift of Colors by Battestella. Value-engineering is good to the extent design is appealing, elementary school cellophane project on windows less good.
3. Edmonton in general needs a shake up with planning. Obviously Whyte Ave 3 story walkups are mostly trash, and there is a huge density opportunity there. Restricting height in that area while hoping for infill to be >25% of growth makes zero sense.
