It's a huge step down from the renders, that's for sure.

Dumb question: I see the EDC notes from before, which leads to the question—does a project like this in this area actually have to be approved by the EDC? Because if so, and if they change it substantially after approval, it feels like there should be a penalty for that...
 
Only if Council is involved in the approval process (Change of Use or Occupancy relative to Zoning) otherwise it is not much more than editorial comment. As a developer, however, it is probably prudent not to be awarded a negative reputation vis a vis sticking the finger in the eye(s) of the EDC.
 
Edmontons architecture has never been great, but it really does feel like the bar has been lowered in the last 5 years. Everything is a mess of hardie panel, random material choices, and random box shapes.
I don't see this as meaningfully worse than a lot of what went up in the 90s/early 2000s. But we should be aiming higher than "not worse."

Same for the period '50s/'60s -- Edmonton's boom cycles are noted for many (fortunately not all) developers looking to maximize profits and to build as cheaply as possible.
 
Unfortunately what I feel makes this boom cycle different from many of the others is much of the demand now is because of affordability and people moving from elsewhere, not coming here for higher paying jobs.

So that can make this even worse.
