I don't know what this project is, but that's not a good review.

Motion of non-support

The Committee recommends that the Applicant:
● Reconsider incorporating massing and stepbacks as envisioned in the Area
Redevelopment Plan to better relate to the street and the neighbourhood.
● Further refine the visually dominant roof overhangs, including architectural
detailing, soffit treatments and / or lighting.
● Further refine the main floor entries and street interfaces and ensure the
submission package clarifies walkway connections and grade changes. The
Committee recommends street accesses to units are functional and incorporate
appropriate transitions (eg. landscaping). In addition, greater architectural
differentiation should be provided between ground floor units and the units
above.
● Consider providing visitor bicycle parking at the main entrance.
● The Committee notes that the minimum landscape requirements have not been
met. The Applicant should consider tree planting along 83 Avenue, as well as
higher quality alternatives to proposed timber planter walls.
● The Committee also noted a number of inaccuracies in the submission, primarily
between plans and elevations, which should be addressed.

building sets a precedent for infill development which in the opinion of the
Committee is inappropriate for this particular neighbourhood / streetscape context.

@Daveography Are there any drawings or renderings of this project? I can't remember if they were shared earlier in this thread.
 
I'm really curious about this project too. A wild guess as to a possible location (unless anyone here knows?), but I hope it's this huge lot that's been nothing for a long long time on 83Ave/91st? That or a few parcels around 109street, where else on 83rd? Guess we'll find out soon enough?
 
Not a big deal, but I have a new guess to the location of the Dhaliwal 83 mystery project. I was heading down Whyte this afternoon and I saw a crew doing utility location on that corner lot (directly south of the one I posted above). Used to be a strip mall there, and left a gravel lot for at least the last 10 years. The lot @Edmcowboy11 referred to...
I agree.

Reminds me of the property on the corner of 82 ave and 91 street. It was only a small strip mall that was there, but it was demolished to leave the empty lot. The owner of the property apparently resides in the U.S. so of course never sees the property, so also could care less about the site.
So that's my new guess! ok, not an exciting life currently, lol.
Either one would be very nice to see some development. Of note though, the Frech Quarters community interest really cleaned up that corner lot last spring with wooden planters and French Quarter flags, a nice effort. I just emailed them to see if they happen to know of any new developments.

PS The roof is hipped (not flat, which would look better imo)
 
I would only agree if the roof parameters were flushed to the building. In this instances, it cantilevered over so this is the right choices imo. From the sketch, it looks good but just not my preference for color. Over all, I welcome this anywhere and everywhere.
