Building Height:

the maximum Height east of 109 Street and north of 100 Avenue shall be 70.0 m. An additional Height of 15m may be allowed where the Development Officer is satisfied that new developments are compatible with the urban context of the area and that adverse environmental impacts, such as sun shadow and wind are minimized. In such cases, the application shall be processed as a Class B application.

The maximum Height east of 109 Street and south of 100 Avenue shall not exceed 50m except that, for sites with an area over 3,716 m2 an additional Height of 10 m may be allowed where the Development Officer is satisfied that new developments are compatible with the urban context of the area and that adverse environmental impacts, such as sun shadow and wind are minimized. In such cases, the application shall be processed as a Class B application.

The maximum Height west of 109 Street shall be 20.0m.
 
The former Structube site on Jasper Ave and 112 St is now some smaller units - don't know what kind of offices/lab/practitioners this might be for yet.

NQC has given notice to the owners of the former A+B Sound Building on 106 Street and will be vacating at the end of 2024. At the same time, a lack of a new building to expand into has resulted in NQC's divestment from Centre 106 (the former A+B Sound building) to expand into the Intact Building on 108 street and Jasper Avenue. Plans call for additional classrooms, labs, support and amenity spaces, and some administrative offices in the building, which will open for classes in January 2025. Total lease is 63,100 SF with an option to extend into an additional floor making the total 84,500 sf if they take the option. (Centre 106 was ~47,000 sf) Construction in the Intact Building is underway currently. NorQuest won't be able to get out of the leases until new owned-space is built on campus, as the Downtown Campus is designed to accommodate ~5,000 FLEs. They are currently at nearly 11,000. Bursting.

Interesting, I hope that will help office space vacancy some in the area. I feel expansion of educational institutions has good potential now to help out..

If they need more space in the future, there are probably also still a few other office buildings nearby too with some extra space available.
 
Honestly seems like educational institutions were an overlooked pillar of demand until now. Norquest seems to be growing immensely, and transit usage in Jasper Ave and Corona corresponds with this too.
The Valley Line will be a game changer for both NQC and MacEwan too by opening up much more reasonably accessible transit to these two downtown campuses from far west to far south east city boundaries with the "NorQuest Station" nestled between these two institutions and right at the front door of WBF.
 
Was too young for the AGLC use, but man o man it must have been an amazing selection.

But yes, loved going Downtown to shop at A&B Sound.
