Blatchford

That will be really nice to see that section continued and built upon. Yesterday I was driving nearby and was looking from the roadway and it looked much nicer in regards to how the space was filling out. The development didn't look like a tiny little add-on as it has for such a long time, visually it felt like something a bit more substantial. The continuation of work and the new building will further that. I am curious which direction the development is proceeding. I do hope that we'll see more development going closer and closer to the LRT station and NAIT.

- The green bit at the top of stage 4 is the temporary dog park (the permanent location is TBD, it may remain there).
- The homes in stage 6 are coming along well, with some looking like they're almost done (not a city update, just my own observation).
- Some builders are hoping to break ground in stage 6 by the end of this year.
- Stripping and grading for stage 7 (affordable housing site) is happening this year, with utilities, surface, and landscaping to occur in 2026.

- They're getting ready to service the lot in Blatchford Market for the sewer waste heat recovery building (and also doing planning work related to the second exchange energy centre), and as I mentioned a few months ago there's also a rezoning application for the first bit of actual development in Blatchford Market.
- Servicing for east stage 6A will start next year; blue is medium density, and orange is high density.

Sadly this is the same resolution from their meeting package; I was thinking the exact same thing when they popped up. From what I can tell though, they're just the usual fee-simple townhouse, multi-family residential, etc. labels.
 
That does seem to be something the development office is focusing on now. Not sure whether they heard the criticism or this was when they would turn their attention that way in any event... There is a rezoning application for a large chunk right beside the LRT station. Also, the NAIT lands are all serviced so that's up to NAIT (and their ability to get funding...) at this point.
And the inevitably lengthy process of actually figuring out what they're going to build, which seems to be quite nascent at this point.

It's astonishing to see the maps like this and realize the site's vastness and the considerable work that remains to be done, considering that one map is just a portion of the larger one. It will be exciting to see it change!
 
I took pictures last weekend but Skyrise wouldn't let me post them until now, so I'll just wait until next weekend when I can post newer ones. It's worth noting that the transformer box is now completely its own island. Very exciting to walk by this every day!

Another exciting update is that the construction fencing around the fire hall was taken down a couple of weeks ago. Fire trucks have been seen entering/leaving it, and both last night and this morning I heard fire truck sirens get turned on close to my house, rather than starting far away and gradually coming closure. No idea if it's open or if EFRS is still doing final testing and commissioning, but it's definitely close!

I heard another siren not too long ago, there's two other vehicles parked inside, and a few cars are parked in the staff parking area, so I think it's safe to say they're open!

It's really too bad Blatchford was not built with the full net-zero philosophy in mind. Have the blocks run east to west in a grid, ensuring north/ south orientation of most homes. That ensures south exposure has big windows for passive solar in the winter months (with an appropriate roof overhang for solar shading in the summer), with the smaller windows on the north orientation. Roof pitches could then be designed to maximize the south exposure for solar panels. (No need for a separate expensive utility)

Yes, the runways present a challenge from a layout perspective. But surely there are smart enough urban planners out there who could have pieced a proper net-zero grid together. All this talk about being innovative and green and yet the most basic tenant of green building is not fully implemented here.

And for a goal to be as vehicle-free as possible, having the LRT run to the eastern side makes it too inconvenient for those who will live in west Blatchford. Isn't the rule that for acceptable accessibility, it's 400 metres radiating from a station? That does not seem to be in place here, for the majority of this development. All these experts being paid all this cash and there are still so many design flaws.

But, alas, I'm just a person with a basic diploma. What do I know
