I think the key really to this area is that they're just needs to be a busy ground floor with people coming and going that will make this area reimagined and active.

It helps having Centre High right next door now. That food court, as bare as it currently is, has been busier than I’ve seen it since at least 2019 over the last 3-4 months.

HOOPP would be aware of the general RTO movement, but even so the shedding of space by Telus across Canada is significant, and I don't use that word sparingly in this instance. In Vancouver, they've put virtually all their space in Telus Garden on the sublease market. I know a senior real estate person at Telus, and their space shedding is massive. They've gone almost all-in on WFH, and only time will tell whether that will work out to their overall benefit.
Or does Telus even have much space remaining in the old AGT tower any more, and is this reno perhaps being done to advance a releasing program?

TELUS has not had any space in the ATB Place complex for about a year now.

I believe there is a Telus security desk on the main floor of the south tower, therefore I assume Telus is still occupying the south tower. ATB has the north tower.

ATB is in the south tower, they were subleasing the space from TELUS. Alberta Health is in the north tower. I realize ATB has their name on the north tower but they have always been located in the south tower.
TELUS sold the buildings in the early 2000's and then signed a 25 year lease which is now up. Whatever TELUS branding or anything else you see is just leftover from when they were in the building. All TELUS employee's mostly WFH with some being located at the TOLL building on RHW and some others at TELUS Park in the westend.

So sad how the Telecommunications of Edmonton and Alberta ended up getting sold and eaten up. I still remember the days of AGT and Edtel.
