General Infill Discussion

New infill in Royal Garden 4 rowhouses (2 in front and 2 in back) and 3 secondary suites. Replaced a bungalow. Big density increase.

This is a much better design than the 8 unit complex in Ritchie I posted above.

City council just recently passed a motion regarding improved design requirements for RS zone because some of these projects look brutal - and that's before they age in 15-20 years.

The design looks a little unusual, eh? The side profile almost looks like a stable.

Unrelatedly, I recently saw a Garneau lot (10958 87 Ave NW) approved for an eight-unit lodging house. I would imagine it's meant for students?
I'm not 100% sure, but I've heard the 87 ave one is affiliated with the adjacent frat house.

Every day I learn about a new Edmonton neighborhood. Royal Gardens? That's a name for a Chinese restaurant, not a neighborhood.
A fun fact about that name, it is not as literal as it sounds. Joseph Royal was lieutenant governor of the NWT. Same thing with Greenfield to the south. Despite the large green field, it honours Herbert Greenfield, a former UFA premier. Off topic but thought I'd share lol.

Thanks, I know Royal Gardens has been around for a long time, but never knew that it was named after a person. Interesting.

One of two things are possible:
- The signs weren't put up by the property owners.
- The construction company hates themselves.
