So there's a rezoning application coming for this strip mall.

Anyone heard anything on this one? That's my old stomping grounds so I'm curious to know what's being proposed.
From Jon Morgan's Instagram. Apparently Steinhauer will undergo neighbourhood renewal at some point before 2030 (back in 2022 I was told at "later end of the 2027-2030 budget cycle", so this would be well-timed.

Seems like a big project for being 20 minute walk away from the LRT. Not really TOD. Better than in the outer suburbs though I guess.
 
I read the report but I dont understand the current zoning? I thought it was already a DC site? How is this different?
It is but with limitations based on older, more prohibitive guidelines. Increased density, height of towers is the main change I understand. I don’t remember what the street plan was previously.
 
A seven story stibutck frame instead of a 6!! 🫢 ;)
I'm not 100% current on code interpretation but if the first floor ceiling/second floor floor is concrete and provides a 4 hour fire separation, I think you could do a six story frame structure on top of it... Elevator shafts and other penetrations would need some interesting detailing - possilbly fire shutters and/or? - but I think it would be possible. It's not dissimilar to what was done "in the field" when four storys was the maximum height for frame construction.
 
51 Ave east of the CPR tracks on the north side has a bunch of earth movers and equipment flattening out the site. This has been empty for seems forever. Could not see a sign describing what is getting built though.
 
East of Gateway BLVD and the tracks…..by the Eco Recycling Center? Between the tracks and PCL’s HQ? That lot?
