So there's a rezoning application coming for this strip mall.
Anyone heard anything on this one? That's my old stomping grounds so I'm curious to know what's being proposed.

It is but with limitations based on older, more prohibitive guidelines. Increased density, height of towers is the main change I understand. I'm not 100% current on code interpretation but if the first floor ceiling/second floor floor is concrete and provides a 4 hour fire separation, I think you could do a six story frame structure on top of it... Elevator shafts and other penetrations would need some interesting detailing - possilbly fire shutters and/or? - but I think it would be possible.
