A nice little 3 storey commercial infill project in Montrose at 6011 120 ave on what is a mini mainstreet on 120 ave. Backside of the building looks out onto Montrose Park. There was previously a smaller mixed use building (similar to the green building next door) on this lot. The only development permit I can find is a little outdated (see below). Initially it was for a 3rd floor expansion to the existing building with a medical clinic as the occupant.

Hat @ 106, eh? Interesting. That wouldn't be their Strathcona one.

There's an empty lot on Whyte & 106, plus there's lots of empty lots on 106 St downtown.
Hmmm....good point....maybe we should be looking at Whyte instead of DT. 106th St could be the One Properties' Dog Park....

Permit includes demolishing the old school when done.

Looks like it'll be 2 schools (probably 1 building though?); a K-6 with 445 student capacity and a 7-12 with 335 student capacity.
Does anyone know if the current building for École Michaëlle-Jean (the 7-12) near 101 Ave and 83 St is also being demolished and replaced as part of this complex? Kind of shame since Gabrielle-Roy has a nice building, but at least the architecture firm they've hired seems pretty good.

Yes. At least that was the original plan. Both schools will be housed in the new building.
 
The one in the middle looks like a hold out, so I assume there will be two buildings here, one on each side. The two rental houses on the end (now torn down) seemed to have a lot of problems with the type of tenants they had, so hopefully this will solve that and improve the area.

Although, I thought the older one on the end was nice, although small and quite old. I wished it could have been fixed up. There is a rapidly diminishing number of these older houses still around.
