Key characteristics include: - a maximum height of 23 metres (approx. 6 storeys); - a maximum Floor Area Ratio of 3.7; and - a maximum density of 79 units. To accommodate the rezoning, an amendment to the Belgravia / McKernan Station Area Redevelopment Plan (ARP) is also proposed as the ARP limits development at this location to no more than 4 storeys.

I drive by here every day and feel the same way. Both these buidings can go anytime now. Ditto for the Iginla & Co Law office building, Arcade Apartments and Rockwood Apartments across the street.

Let's not forget about Peregrine Point, which is the biggest eyesore along 97 Ave.

I don't think Peregrine Point is going anywhere, but it would be a lot easier to either fix up or replace the other older buildings mentioned nearby. This area could use improvement.
