If it was so easy to successfully incorporate these things into podiums, the Hat's podium across the street wouldn't be empty...

That is true, although the Hat podium while nice is not that interesting. Something with more character on a less busy street might work better, but the area sure does have its challenges.

Did we know about this (9511 103 Ave NW)? I can't tell if this is a cool new project or one that died years ago (but the sign at least looks fresh).

Alright, so somewhere in between "cool and new" and "died years ago." But given how slowly Metro 78 is going, we might not see much movement here for a while?

I believe FHAI is just the contracted architect in both instances, with different developers between this and Metro 78, so the lacking progress on the latter should have no bearing on this proposal.
Looks like a nice proposal though and far as I know that sign is kind new. Don't recall seeing it last time I drove down 95th.

I honestly think they’ve abandoned it recognizing they were just spinning their tires.
For better and for worse, attention is being put into warehouse park area, jasper ave, valley line, Whikwentowin renewal. Blatchford. All better ROIs.
But man, the quarters is still decades away because of this.

Does anyone know what percentage of the land is City owned? Seems to me the city has done nearly all it can to improve/prep the area. If the landowners aren't interested in anything other than speculative squatting then there isn't much hope.

^ The parking revenue is substantial and so there is that (mostly related to daytime use at the courthouse). Gene Dub actually owns a sizable chunk of the Quarters and we have been going back and forth a bit with the notion of possible development.
