Current state of the lot^

Westrich is busy. I know they have many detractors on here with regard to the design of their buildings, but you have to give them credit for building a ton of units in central Edmonton. All without asking for government handouts.

Also the amount of surfacing parking along 104 Ave. 😢
 
The amount of surface parking is unfortunate, but the townhouses themselves look nice as rendered. I could see Queen Mary Park glowing up a bit in the next few years, and I can only hope that the densification of this area + the VLW will lead some of the surface parking on 104 Ave to be killed.

These are nice townhomes. I wonder if they will be for sale or more rentals.

One thing I would have preferred is some greenery between the parked vehicles and the units. Never been a fan of nice big ground level windows looking out to a bunch of vehicles a mere few feet away.

Maybe some tall grasses right in front of the windows or something.

Nice adddition to area though with another type of housing option. Wouldn't mind more townhomes like this in select spots of central Edmonton.

Given no under ground parking or garages, my guess would be rental for this one. Sharp looking townhomes, and while not exactly what I expected to see on the lot, looks like it'll be a good way to fill another empty parcel.
 
I was just wondering about this lot the other day, with the other giant one to the east having development now too!
 
This looks alright, although it's a shame there isn't more height. At least the surface parking lot is hidden in the middle. I do love the potential of 'midtown' and I hope the city invests in some streetscaping soon to make the area more 'strollable'. There's a fair amount of retail already.

Yeah, I'd like to see the angle parking removed to allow the street to be narrowed, add a boulevard & trees, and you can keep regular parallel parking. Set 110/111 and 114/115 up similar to 112/113 that way. Imagine it'll happen eventually.

Another empty lot bites the dust, and I love seeing more townhomes in the core 😁

With that said, if they turned even half of that parking lot into a nice landscaped courtyard it would make this project 3x better.

I would love to see Unity Square completely redeveloped, and I honestly wouldn't be surprised if we see something in the pipeline once VLW opens. Having mid-rise mixed-use fronting 104th and then having some family-oriented townhomes, standalone commercial and parks/courtyards would be amazing and really aid in making 104th ave a true commercial street.

I could see Brewery District converting at least some of their surface parking to more commercial or even residential once the train opens as well.
