I would have reconfigured the 105/104Ave area with it going up and over with a new signature gateway entrance similar to SAMU on the other end of the bookend.

Looking at this picture, what I'd rather see is the business building go where it's planned but then MacEwan build something on 105 st on the now empty lot. I'd really like to see MacEwan increase their footprint a bit more. A new student residence could be nice. And yes I would like to eventually see the little parking lot on 105 disappear making way for an expanded and architecturally distinctive building 5.

MacU has plans for the entire 105th Street frontage of the campus as well as the entire length along 105th Avenue.

People laugh but I agree with you! If roads like Jasper and 109th can't go on road diets and just need to be traffic sewers, make them traffic sewers with nice wide sidewalks, landscaping separating the road from the pedestrian area, and get rid of parking to increase the flow of traffic and make the pedestrian area bigger. Oh and bus lanes too

That has more to do with it. I know a lot of my projects are using them, also less ground disturbance.
