Not messing with a parkade lowers carrying costs, and reduces potential for delays. I am confident this is the best model for developers in central Edmonton.

Westrich is probably saving over $1 million of interest during construction due to a shorter timeline and significant cost savings on underground construction.

For market rate apartments, underground parking is not justifiable from a numbers perspective. It also turns out that less cars will result in more people walking, which increases overall safety and livability.
 
Is this the first multifamily development in a Canadian downtown with no formal parking in a long time? I'm not too sure if other cities have abolished mandatory parking minimums in their downtown core and if developers have taken advantage of that.

Toronto has had many. As well as a lot that are like 600+ units with 40 parking stalls and 500 bike parking spaces.
 
Give it a rest buddy. There are many projects in Edmonton and elsewhere with limited or no parking that are situated by transit, bike and are highly walkable. Not every project needs parking or commands it.

Both other projects in the area will have parkades, but this was an opportunity to do something different, provide 2x bike parking and deliver much needed housing in a very short timeline.

^ Wrong -- I have a residence there as well as one in Cambria, California -- I am currently working on a major project for Rural Alberta and I am in discussions regarding two major Edmonton projects (can't discuss now until the projects are able to be made public).

Is one of them the 80 storey Alldritt tower?
