General Infill Discussion

Really not a fan of the sideways 8plexes. The look good on corners, but shouldn't be allowed in this orientation imo.

There are better designs that have front facing doors/steps/walkways and symmetry that look way better and still offer 4-8 units.
I would be ok with these if the zone had additional regulations governing its massing. Both along the front and sides. Most just seem too bulky and aren't that compatible with adjacent low density building forms.

A couple mid block eight plexes close to Bonnie Doon mall.

There’s one like the blue one on the same block but in different colours.

For me it's literally just the tiny windows/lack of windows on faces. They're thicc buildings for sure, but if the ratio of window to blank wall was better then it would be okay imo.

Came across this infill under construction in Queen Mary Park (8 units). Then on the same block two doors down is a 12 unit property (2x6unit buildings from a different builder. Can't believe the infills going on.

I like the Queen Mary project. But not so much this from the same builder in Bonnie Doon.

And they also have this structure in Bellvue.

32 cars for 32 people?

F them kids I guess 🤷🏼‍♂️

Best part of these signs is half of them are along roads next to the river valley and houses that are 2x the average lot size. These houses could probably all have 12 cars on the streets in front of their homes, not to mention 6-12 in many of their driveways haha.

There will NEVER be a shortage of parking around here, especially when 50% of the homes are already massive infill SFHs. Every remaining “tear down” could become a maximized unit build based on the zoning and there would still be street parking.

Second infill looks like a Bulgarian grey low-rise wearing the Majora's Mask.
