I think this area should be designated for higher density use than six storey condos. If there's a 24 storey tower at 95 Street, I think something could be built to complement 97 Street.
The portion of 97 Street north of 104 Ave is actually more vibrant than the part south. But if some residential development can happen nearby and some of the empty retail spaces can be filled, it has potential to improve.The trouble with anything on the north or east edge of downtown is the social disorder, and it will take a long time to fix.
Sounds like a good case for Westrich to build one of their classic 6-storey wood frame apartments there!Higher density, but low-rise... 6 storey and pound them out. You are not going to see any more concrete there for a long, long time.
This project has moved about as fast as the film "Tár" does...I never thought I'd see the day the cladding went up...
