I live in a high-rise condo that has a laundry room on every floor and a dishwasher in every suite. I only use my dishwasher a few times a year but I use the laundry room once a week.

Yeah I think I've used my dishwasher twice in 4 years. In suite laundry would be high on my list.
 
genuine question: why do y'all value in-suite laundry so much?

I probably do laundry once a week at most and a lot of times, once every two weeks. My dishwasher, on the flip side, is used 2-3 times/week, as I tend to prepare and eat most of my meals at home.

Convenience, privacy, bed bugs, theft, lazy like me and forget to take out their laundry till hours later, lots of reasons why it's well liked. Not many folks grow up without laundry in their home, so it's also what they're used to and comfortable with.

Plus chatting with a service tech from Coinamatic one time and hearing some horror stories of what he'd dealt with in shared laundry machines... yea

It’s not even hours sometimes. I’ve gone down 5 minutes later than I should have and already found my clothes in a heap on top of the washer/dryer, or worse, in the communal laundry sink. Gross.

I mean, don't get me wrong. I love having it, but the extra cost it adds to rent is totally unjustified imo. One of the buildings I used to live in had shared laundry when I lived there, and the it was bought by Leston and they added in-suite. according to the resident manager (who is still a friend), about $300 out of the $500 increase they had was due to adding the in-suite laundry.

It's definitely expensive to retrofit into older buildings but a relatively cheap amenity for a new build. I'd be surprised if the cost recovery for in-suite on a new build is >$50/mo.
 
Space wise there are some pretty sleek tower units that fit in small spaces and agreed it is a very important amenity to have in suite. If i were living alone I would pick that over a dishwasher. At least with a dishwasher there is the ol handwashing alternative.
I live alone, but considering how much I cook, a dishwasher is 100% a must-have for me. Even living alone, I run a full load at least 2x/week, if not more. Laundry is a nice-to-have, but definitely not a dealbreaker for me.

They’se pros and cons to both in-suite and communal.

For the developer, in-suite means more and larger plumbing stacks and more hot and cold water lines, not just the washers and dryers plus hard flooring, curbs and a floor drain if they’re doing them right. You also need to vent the dryers to avoid humidity issues.

For the user, there is convenience in having them insuite as there’s no need to traipse down the hall (it’s also quieter for your neighbours). If your have higher quality quieter machines you can do laundry whenever you want/need without the concern of shared equipment/others handling your laundry. On the other hand, the machines in common laundry rooms are typically heavier duty and capable of doing larger loads in less time. Most laundry rooms also include a laundry sink which can also be quite useful at times.

In suite will also require annual inspections for lint buildup in the vent lines to avoid fire hazard.

Which is preferable probably depends on hope many units are on each floor. In suite isn’t that much more expensive if there are only 6 and not 26 and it’s probably easier to share if there are only 6 and not 26.
