This development is what TOD's should look like!!! Quality materials, large windows, NO STUCCO!!. For the life of me, I don't understand why the city will not establish and enforce minimum architectural and designs standards.

If Rohit can build this, in a development in a less than affluent area and seemingly still have a ROI, then others should, as well. Some of the new desnity going up in the city is just plain, old ugly. When density looks ugly, people don't want it near them. When it looks good, with good materials, there is always more community buy-in.

For the life of me, for all the well-payed urban planners, architects, etc etc do we keep seeing crap built in this city?!

Perhaps younger generations don't drink as much but they crave community spaces as much as anyone. Frank's Pub over on 99th seems to be doing really well, particularly as functioning as a 3rd space to meet up with friends. Went there a few times this summer on random week days and it was packed every time. I could totally see something like that do well here.

Plus the End Zone pub happily existed only a stones throw from here for ages.

There are multiple excellent bakeries up on 118th Ave. There is no good neighbourhood pubs anywhere nearby without going downtown, which is a very different vibe. We finally have multiple good coffee shops, and they are doing very well. A Frank's style place is desperately needed.
