Maybe they didn't want to show the trail in the photo. Since I turn onto Sturgeon road everyday it will be interesting to see the progress. Besides the BP the retail store to the west is also coming down.

I am finding niche developments look a bit bulky and over designed. This is probably due in part to the net zero strategy.

Had a good look at the site this morning as I was waiting for the light to change. Removing the 2 buildings that site still looks pretty small for the size of building in the renderings. However it will make quite the impact as you come down the hill. Will try to get a good shot from the NE and NW corners. but that intersection is a bit busy right now, the sound wall is being replaced and there is a lot of truck movement.

Was also pleased to see the new MUP along the east side of St. Albert Trail, which I didn't get photos of. Would have been really handy for me when I was living there!

Finally a larger rendering:

The concrete and steel structure will have a commercial main floor with 7 storeys of residential above. Geoexchange technology will eliminate dependence on fossil fuels for heating, cooling and air circulation. An integrated solar panel energy system will offset common area and tenant utility costs, and will make this St. Albert's first zero energy building.

A landscaped courtyard at the second level is an amenity available to all residents, and most will have views of the Sturgeon River and river valley.

Suite sizes are a mix of studio, one- and two-bedroom, with approximately 17 suites per floor and a total of 119 residential units. The development is situated in downtown St. Albert in the Braeside neighbourhood, offering access to walkable and green spaces, the Sturgeon River, and all the benefits of the city's core.
