Edmonton Real Estate Market

It's a list of housing starts across Canada, INCLUDING Edmonton, for comparison and discussion and completely reasonable to share and post here.

Jeez.
On this forum there seems to be two trains of thought:

1. Ok when someone posts something about Calgary as long as it supports their personal view point
2. Conversely, not ok and only an "Edmonton forum" when someone posts something about Calgary that goes against what they like to hear

2A. Separately, its ok when someone posts a comparison to almost any other city because its only conveniently taboo comparing Calgary to Edmonton

All a matter of convenience I guess
 
While I understand proximity and size often leads to comparisons with Calgary, I do find focusing on it too much to be very provincial and limiting.

There are other cities in Canada and in the world that we should also look at to put things in better perspective.

Fortunately, the housing starts information above also includes information about Ottawa, which is a very similar size to Edmonton.

Of all cities, Edmonton has the most SFH as percentage of all housing being built. And only second to Calgary in terms of real numbers.

And the development industry here thinks they are being limited in terms of how many SFH they can build?

Thank goodness though because it's what's keeping Edm most affordable city right now and what's leading to hundreds of thousands of people moving here. That growth is overall a really good thing as it builds larger job markets, deeper labor force, more demand for flights, stores, goods, media, and the list goes on. It is an advantage (ask anyone from Toronto or Vancouver in their 30s) and we should feel confident enough to communicate it as an advantage.

Exactly. Again, if you compare with Ottawa, a very similar sized city as us but unfortunately greatly impacted by southern Ontario's unaffordability, you can really see the big difference between their and our numbers for SFH and apartments, even though our overall totals are not too different.

Even Toronto, a city many times larger than us, actually has lower SFH figures. Living in a small apartment for life is few people's real desire, especially when they get to the age to have a family.

But that's the beauty of those cities as there are more central housing options than a 'small apartment', with tons of larger apartments, townhouses, duplexes, row housing, character lofts and far greater area amenity that often permits smaller actual sqft.

Unfortunately not any more. Any of those other options are more expensive and out of reach for most.

I said small apartment, not because there are not other options, but because there are not other affordable options.

Not a lot of money considering what they're willing to spend on things that poll as less important than housing in this country.

Of course Danny and/or 1 of her Croneys won’t be present. Can’t even look a gift horse in his mouth eh?
 
Not they they really need to be given that it is a Federal to Muni announcement, but alignment and commitment would be nice.
