The proposed rezoning would allow for the development of a high-density, mixed-use area with residential units, retail, and commercial space.​

The application includes an amendment to the Central McDougall/Queen Mary Park Area Redevelopment Plan (ARP), to accommodate the rezoning. The ARP currently designates the area for high-rise development.

The current zoning is indeed DC1 but requires amendments that require rezoning.

That's an odd selection of parcels. The ones west of McEwan were just developed recently.

@EtoV Ya I think it is nothing exciting upon looking at it further. The other parcels marked DC1 might just be impacted by the amendment to the ARP so its packaged into the application. @Avenuer?

Will this be tall high rises over 20 floors or is the amendment to flatten and widen the residential.

I don't believe it will significantly impact the heights of proposed buildings. That said, the rendered proposal that was made some time ago was not much more than a placeholder, similar to the concept proposal for Bonnie Doon. I wouldn't expect the build-out to be done all at once in the near term; it should be developed more or less one (or two) buildings at a time over a decade or two.

The proposed 4500 units seems like a lot, but then I remember that 10-12k homes are built every year in edmonton... we could easily absorb this if we had a green belt.
