The proposed rezoning would allow for the development of a high-density, mixed-use area with residential units, retail, and commercial space.

The application includes an amendment to the Central McDougall/Queen Mary Park Area Redevelopment Plan (ARP), to accommodate the rezoning. The ARP currently designates the area for high-rise development.

The current zoning is indeed DC1 but requires amendments that require rezoning.
 
I don't believe it will significantly impact the heights of proposed buildings. That said, the rendered proposal that was made some time ago was not much more than a placeholder, similar to the concept proposal for Bonnie Doon. I wouldn't expect the build-out to be done all at once in the near term; it should be developed more or less one (or two) buildings at a time over a decade or two.
 
The application is being revised and resubmitted.
Is that why we haven't seen it go to council yet? Or will this take another couple years to be processed?
