I seem to recall a conversation on here that Simons has a corporate minimum distance requirement which is part of.why Londonderry and WEM were chosen as their locations and Southgate/downtown weren't. Couldn't find it though.
 
Not even worth betting but I will say it's a bank. Why, because they pay the rates and want prime frontage. Oh and there's that thing called 'covenant'.

Would be terrible if it's a bank. Like what the hell, isn't this supposed to be Edmonton's entertainment destination? The only thing being entertained is my will to leave this city, smh.
 
Shake Shack in one of those two units would make a killing.

I'd also love to see a live music venue with a large patio that opens onto the plaza similar to what many of the country bars in Nashville have where the music spills out into the public space outside.

A very looooong time a go a little birdie who was involved tangentially with the Ice District development told me that the tentative plan was to open a "House of Blues" in one of these units, but that hope evidently died.

I don't feel it will be a bank, I believe we've reached peak bank here. The others remaining downtown seem comfortable in their mostly long established locations.

The only one I can think of without a location in the core area is Servus and I don't see them going for something so big, expensive and flashy.

I think it had something in their lease saying they wouldn’t open stores at Kingsway and Southgate for xx amount of years, that’s why they chose Londonderry. Word is their sales at Londonderry aren’t as good as they were hoping.

Depending on what happens with the Bay at Londonderry in the near future, sales there could improve. I thought the restriction was in the WEM lease, not sure if it still applies.

However, it seems to me the City Centre west space would be much more suitable for them than this one.

Yes, I didn’t work my post very well. The Simon’s lease at WEM had terms that they couldn’t open another location at Kingsway or Southgate for xx years (not sure how many exactly).

But there is almost a 0% change we see a Simon’s in DT anytime soon. Apart from event nights it would be dead, and seeing as how this is Edmonton, most people will keep driving to the suburbs if given the choice to avoid paying for parking.

I expect a new space can be designed in certain ways to deal well with a known problem like loss prevention. The places that seem to have the worst problems with loss are those that have self checkouts and no cashiers around. Simons does not seem to embrace that model.
 
It's already demised. They might be reserving the western portion for future tower needs.
