Totally different circumstances from CP. Morguard is basically a pension fund looking to get a modest return on investment (~5% as I understand it is quite good), not to build fast and cheap and make a big profit.

Morguard is actually the advisor/property manager for the owners of the development: Greystone, CBC Pension Fund, and the Healthcare of Ontario Pension Plan. Are you hopeful for the design to be better than CP?

You're right @Swore. It will essentially be a second downtown - putting Bonnie Doon's proposed 325 du/ha at the 2nd most dense neighbourhood in Edmonton.

I do believe, however, that Oliver and Boyle (the Quarters) will increase faster than Bonnie Doon and that they will occupy seeds 2 and 3 respectively, putting Bonnie Doon in 4th place (if not tied with Old Strathcona for that position). Regardless, exciting times for Edmonton!

Met with Morguard and their team this evening. Not a lot of new information that isn't already now public (though I will probably report separately from Wednesday's open house), but it's reassuring to hear the passion and inspiration behind this project. They really want to get it right.

Here's some night renders to tide you over. There's a neat flythrough video coming soon too.

Wow! It looks pretty good and I am definitely looking forward to this. I just don’t get why this is posted on Vimeo, though...
