Blatchford Development | ?m | ?s | City of Edmonton

Is there any news on the four lots with potential mixed use? Would be nice to see first commercial spaces here. I think they can be seen in the video just posted.

One (bottom right of the circle) has a pending development permit and signed blatchford agreement with Crimson Cove, who are already building homes at Blatchford; the rectangular plot below the circle has an approved DP, but no builder's agreement signed yet so it isn't reflected on Blatchford's map of upcoming projects; and the city claims (see my post above) that they have four signed agreements (totalling ~250 units) to subsidize multi-unit buildings' district energy connections (they need a special mechanical room), so either there are two more yet to reveal themselves, or the Streetside and Stratosphere projects are the other two.

Based on random things I’ve heard but can’t remember my source, I believe Crimson Cove has plans for 3 buildings, all in the circle in the map that was posted. I assume they’ll do one at a time.
 
As a matter of interest the lot adjacent to the storm water pond is being excavated. I noticed this on my tour a couple of weeks ago.

It and the adjacent lot foreground left are Streetside's. We noticed foundations and utility hook-ups were in place for what appeared to be a row of townhouses. Blatchford plan calls for these tracts to be fee simple.

Hard to see in my subpar picture, but the Stratosphere Pilot project is really flying. Framing has begun on 6 buildings with 3 pretty close to finished. 12 of 14 buildings have foundations poured. The basements have been excavated for the last 2 buildings.

They set ambitious timelines on this project (all 90 units done by late 2025). I doubt they’ll make that but it’s possible depending how the winter goes.

Also, no picture, but Streetside has footings done for 8 units facing the storm water pond, with the complete foundation poured for 4 of those.

Streetside has several units completed and near completion that have been for sale for several months with just one sale (unit #17). They are priced $370-410k for about 1100 sqft over three floors, 2 bedrooms and a single garage.

I saw this recently too. Very concerning. Especially cause these are only priced 30-50k more than identical products in new suburbs from street side. So it feels like a pretty big hit on the attractiveness of the area.

As much as I want the prices in Blatchford to be as affordable as possible (believe me), this area is quite different from a "new suburb" in a few key ways and that may justify the slightly higher price.

If Streetside can't sell $370k product in Blatchford, you can pretty much kiss goodbye any hope of significant absorption over the next few years.
