When will the Hanger 11 site be finally cleaned up?
In yesterday's Council meeting, administration said they're currently waiting for a proposal from the developer to re-build the hanger - the $500k in preservation funding from the city is still set aside until the proposal is accepted or rejected (based on its alignment with heritage principles).

Please don't let this turn into another Arlington - site still not properly cleaned up over 16 years later.
 
Streetside also has yet to start on the fourth townhouse in their project, although I did see markings for utilities or something. The plot map also indicates that they now own the adjacent property too.

The Carbon Busters homes haven't made any visible progress in a little while - I'd love to hear from the Blatchford residents on here if work is still happening there regularly.

It looked like they're making a lot of progress on the utilities for stage 6 west, though they haven't seemed to start on the roads and sidewalks yet; I wonder if they'll be able to do any paving this year. I also wonder if they'll make any green space for the amiskwaciy academy like the stage 6 contract alluded to. I'd love to see the school be more integrated with the community, rather than being surrounded by barbed wire fencing as if Blatchford was still an active airport.

- Good catch re Streetside buying the adjacent lot. The sales have seemed slow on that project but obviously they have some confidence in the area which is good.
- Carbon Busters is a mystery. There will randomly be a couple of people working on it but nothing consistent. It is a wonder to me that they haven't gone under or had the project taken over by their financer.
- I know there is a plan to give amiskwaciy some green space, but it has been disappointing to not see any progress on that this year. Hopefully some integration can happen there.

One other comment on the progress: the Pilot/Stratosphere project has started framing this week. They seem to be really moving on that project.
 
I'm a bit surprised to hear that most of Landmark's homes either built or under construction are sold. When I rode through about a month ago, it seemed almost all of their homes were unsold. That's good if things have turned around. Their asking price IS $600k+ for their 1,500-1,600 sq ft townhome with unfinished basement.

Streetside properties (it looks like just one unit sold so far) are the lowest price point in Blatchford - they are 1100 sq ft, ranging from $370k to $420k.

Maybe I’m just naive when it comes to buying real estate, but that doesn’t sound like too crazy of a price for those townhomes. 1600 square feet plus a garage and basement is comparable to the size of many single-family homes. Plus, it’s a new product in a new neighbourhood geared so far towards rich environmentalist yuppies. Said neighbourhood is also very central, next to one of the biggest malls in the city and a post-secondary institution and has good access to LRT and a (soon-to-be) freeway. Plus it has all the green energy stuff. I don’t know, do y’all think $600k is a reasonable price for that?
 
I went for a bike in Blatchford on Tuesday night. I didn't take any pictures since it was pretty dark and I didn't want to look suspicious, but I went down every single street there (apologies to our resident Blatchford residents for not saying hi). It was great to all the lights on - including in garage suites. I'd guesstimate that of the houses currently finished, all except for a small handful (between 4-8) are sold. I also really appreciated the Halloween and holiday decorations/lights at some of the homes; it made it seem much more like a community. The new shared-use path along Airport Road is quite nice, though I wish it didn't stop at the eastern boundary of Blatchford - it would be nice to see that path continue along the remaining stretch of Airport Road.

Many of the houses currently under construction (namely Encore's and Landmark's) are already sold; though the ones that have yet to break ground are not sold yet. A lot of NX's seem to be unsold still (I saw one for-sale sign, one sold sign, and the rest I saw had no signs), and the same goes for Streetside (going off their website), even though both have projects that are well underway. Hopefully that changes once they have showhomes open, because these homes are visible from Kingsway and Princess Elizabeth, and it'd make a big difference for Blatchford's image to have these homes visibly lit up and occupied. Overall, Blatchford is really becoming a happening place. Quite a change from when I first visited, before any of the homes were finished or occupied. I still remember standing at the energy centre in early 2020, listening to the soft humming of the equipment and imagining a time when it would finally be serving residents. On my way there, I passed a young family who regularly biked over to use the playground; putting me at ease, considering I had to bike past a big "active construction site" sign at the neighbourhood entrance, and I was half-worried about being kicked out or getting the cops called on me for trespassing. I can't wait to see how it grows in the next five years!
Meanwhile, Encore has sold most of these houses still under construction, including at least half of the ones on the left and ALL of the ones on the right (including those which are just foundations. The latter screams "investment buyer", but the ones on the left are discontinuous enough that it's more likely owner-residents.

I did actually mean the lone inhabitant of a Carbon Busters house. Apparently there was a lot of modification done after the fact. They were doing some work on the exteriors of the other units not too long ago, but they do seem pretty dormant.

But yeah, feel free to say hi sometime.

When the other half and I were looking, yeah, we could find cheaper townhouses, out at the ragged edge of the ragged edge of the sphincter of suburbia, and with much more questionable build quality, no district heating, no solar, no legal secondary suite, no patio, less appealing architecture, etc.

600-700k gets you detached infills in westmount, so that’s the competition I’d imagine.

That matches with what we were seeing when we looked, and a lot of the houses on our "maybe" list were infills in Westmount. And a friend of ours actually did end up buying one. He might've gotten a bit more space to work with and maybe a better location for walking to 124 street, but there was a lot about our house that had him thinking that maybe he should've bought in Blatchford, especially since our place had geothermal cooling and his place didn't even come with AC, and we have our new LRT station and it'll be a few years before the Valley Line reaches his neck of the woods.

A deciding factor for many it seems is actually owning the land/lot the property sits on.
 
Aren't Blatchford townhomes freehold?

The NX and Streetside townhomes definitely have monthly condo fees and I think Landmark does as well but not 100% sure on that one.

I don't know about Encore (I don't think it has condo fees) but on listings for sale one Encore home shows an HOA fee of $300. That might just be annually.

Only NX and Streetside are condo-style townhomes. All the rest are freehold so far. There are no HOA fees despite what listings say.

Only the NX and Streetside are condo.

Encore, Landmark, Mutti, Carbon Busters, Crimson Cove and Ocheller (ie everyone who has completed a house there to date, plus Carbon Busters) are freehold.
 
Admittedly belated tip, but if you have young ones who are trick or treating, or are a grown ass adult with a shirt that says "costume" and nostalgic for Halloweens gone by, or some octogenarian ne'er do well with a hankering for Hawkins Cheezies who needs to be kept out of trouble, Blatchford is rich pickings tonight. The other half and I are "low effort" by this neighbourhood's standards and the tight, walkable form will allow one to clean up.
