Good to see the entrance road and MUPs finished. Very quiet Sunday evening. More places close to finished, tons of garage suites. New areas look close to being ready for homes.

Okay, I might be slow, but I just found out that Blatchford has an HOA. Definitely has been ruled out as a place to buy, for me, now.
I'd imagine it's more so meant as a replacement for a community league than an overbearing "doors must be this color" and "grass should be this height" type of HOA. After all, there is a huge variety in building form and landscaping in Blatchford.

I'll wait and see, but I am always very skeptical of HOAs.
 
There is no such thing as a good HOA -- fees aside, community rule only needs one bored board member to raise ridiculous concerns that impact what should be personal decisions.

there is also the ability of communities with hoa's to manage and maintain features that the municipality will not such as large fountains at community entrances or greater than standard landscaping elements etc.
 
How is Blatchford going to be able to support any kind of commercial in next 5 years even? Or are NAIT students going to be the main catalyst?

There aren't going to be enough people in this community for a long time to support much commercial especially given that Kingsway Mall is a few blocks away as well as Superstore, Canadian Tire and a variety of other smaller retailers.

Most of the NAIT campus is in closer proximity to Kingsway Mall than they will be to Blatchford Market.
 
Not necessarily retail at this time probably medium high density housing in a few years. They are installing utilities all the way north parallel to the LRT.

Their new area will be more integrated with Blatchford Market, but that's a ways away I guess. IIRC NAIT said when they first bought the land that a residence was in the works for the near-future. Hopefully that happens sooner than later.
