Blatchford Development | ?m | ?s | City of Edmonton

Its only a strange choice if you've drank the koolaid and believe that blatchford is an urban development.

Once you realize that it's just another suburb, albeit with overly elaborate utilities and really expensive landscaping, it all makes perfect sense!
This product probably wouldn't even fly in the suburbs lol. Major miss with this one from Streetside and the City.

Yup... another swing and a miss for this project and counter intuitive to the overall plan, but at this point i've given up on it and just want it to be built out with not 30,000, but probably closer to 7500 residents and move on to finishing the Quarters and Rossdale, which are FAR more important to the fabric of our city.

The renderings and map on Streetside's project page make it look like these will be rowhouse style, with four units joined together.

I'm really surprised at that price point, considering their current Blatchford townhouses haven't been flying out the door as it is, and they're as low as $370k.
 
There's nothing there, construction for years and a perception about the overall area that needs to be overcome... plus, the orchards of pleasant-ville monterra has a nicer name.
 
Once you develop knee problems, going up and down 3-storey townhomes isn't really an option, and not everyone wants to live in an apartment. I think these will sell to folks who are 50-70 with disposable income who aren't served anywhere else in the market.

These bungalow style row houses will have front and back yards that are landscaped, fully fenced and a double detached garage - and I think these lots are right along the walking trail/lake - so probably one of the better locations in Blatchford. The basement is undeveloped.

Agreed and there should be a variety of housing, but this site is to have DENSITY...

It has the same density as any other townhouse project on that site. The site adjacent to it is the one that'll be a multi-story (and hopefully mixed-use) build.

Those are all good points, and hopefully folks will be ok with the premium since their front doors will be facing the pond. One thing I like about Streetside is that they have the sales status for each unit on their website, so we'll see in good time!

I work in healthcare and it is always sad when someone can’t return home because their mobility won’t allow them to navigate the flights of stairs they have in their house.

Nothing wrong with having variety in housing types.

If the $479k would include the basement development, at least you've got 2bed then, and given the location facing the pond, it would be a much more intriguing housing choice IMO. I doubt the basement is included in that though, and still overall a miss for Blatchford.

Sure, but build a two storey on top of it like in MTL and many other places.

A single storey is a total waste and will tremendously limit the potential of this site, its goals and the densities needed to support actual, walkable, retail.

The pilot project is massive and will be transformative once filled. Very exciting. Tons of windows too!!

The traffic circle, once surrounded by mid rises, will truly feel like a finished/more urban neighborhood.

The plan was never 30,000 residents. It was 30,000 people working, living and studying. And nothing about Blatchford is actually preventing the city from doing anything in The Quarters or Rossdale.
