11414-11430 76 Avenue NW - 6 storeys - proposed

I didn't know that there was already a thread for this project. So, let's clarify the story behind this project.

This is the only site along 76 Avenue where ground-floor commercial is mandatory according to the McKernan-Belgravia ARP. The vision is to create a main street.

The City advised us that at the time the ARP was prepared and approved in 2013, there was no technical study to support a main street concept along 76 Avenue. Fast forward to 2023, there is no main street and the only grocery store on 76 Avenue west of 114 Street couldn't keep up and closed. We retained a consultant to prepare a commercial report and the outcome was that commercial development is not viable due to many issues including the underground pedestrian crossing at the intersection of 76 Avenue and not enough density to support local businesses.

But, we have been working with the City on a new approach to provide a CRU along the east boundary of the site overlooking the LRT that will have entrances on the northeast and southeast corners. Part of this strategy is to redesign the site interface with the LRT which currently looks like this:

We are currently working on options for redesigning this area. The goal is to create a more welcoming environment for people using the shared-use path (north entrance) and the LRT (south entrance).

Facing 76 Avenue there will be 2-storey live/work units as incubators for new entrepreneurs and professionals willing to work from home (the design is being revised so this is not shown in these renderings yet).
 
The public hearing is scheduled for April 24.

McKernan Community League supports the project. Haven't heard from Belgravia CL.

I didn't realize how exciting a Woodframe C-shape building could be until this thing came along. I love the attention to site and incorporating little elements for the benefit of the neighbourhood, like the walkway facade. not many builders of these are looking at this building type with that kind of sensitivity.
