    Residential requires a card as well. There is also already a double door to access the elevator lobby. This might be replacing the double doors on either main floor or level two?

    You need a card to go up the elevators already, although I wouldn't be surprised. My guess would be that it is a full height wall (glass or otherwise) at the elevator lobbies to aid with stack effect issues.

    Rise Republic has now been updating their Instagram and providing pricing. Google has been updated to note opening on November 15th! I won't be holding my breath but some more activity in the area will be appreciated.

    I'm assuming they mean 80% of the rental units have been leased. Originally it was a block of floors for lease and not for sale (i.e. 31-45 leased, 46-66 sale), although that may have changed.

    Cost of construction in Edmonton is quite surprising, with our winters the amount of heating and hoarding required increases costs significantly. Even items such as heated concrete add up, on top of higher base material and labor costs like you mentioned.

    All Construction Management, yes. But the work is still determined by Westrich's design and subcontracted out. The quality has gotten better from their previous products (i.e. Ultima), but has a long way to go.
