This project has always been a funny one to me. People on this forum talk so much about how we need high standards for our city and we can't accept the deluge of low quality midrises, but then a developer puts up two big black stucco boxes and it gets praise

Because it looks pretty good and clean, rather than a mishmash of unappealing colors and textures that we would see from other developers? I mean, if the argument is that good design doesn't necessarily need to require the most expensive finishes, these projects seem like a pretty good example of why simpler is sometimes better.

Ya the black stucco isn't ideal and the worst part is its only going to look worse as it becomes dusty/dirty and then really won't look nice, and good luck cleaning it.
That said, still love this pair of buildings. Nice to have more concrete lowrises (generally less noise transfer b/t units = better resident QoL), and these have completely transformed how this street feels, and has added some great retail options.

Too bad they didn't do the black brick all the way where the black stucco is. Maybe that will be the remodel in 10 years?

I live in this area, and I can confirm that both of these buildings look attractive close up and from further down the street. In particular, the glass-fronted retail bays do wonders for this block as it approaches 124 Street. This is absolutely a net-positive.

Podiums are 100% unreal and a HUGE win. Swap the tops with the hat 122 and it’s a 10/10 for me.
