    That's great to hear, maybe the rain in Vancouver is more punishing on the color because I've seen quite a few former black now various shades of gray EIFS.

    The renderings look great but I'm a bit concerned the EIFS massing isn't going to turn out as slick and modern in reality. Especially if there is any fading or staining down in the future on the black elevations.

    I agree brick is the superior product for both aesthetics and durability but unfortunately price drives most developments in Edmonton. Depending on the size and scale brick can be twice as expensive as EIFS. It's likely they planned for brick but as a result of inflation had to cut it...

    More important than 121St is that 102 Ave and the "Oliver-Bahn" remains open. If taking space on 121 St keeps 102 Ave open I think that's a good compromise.

    I'll be honest I am a bit disappointed with the exterior of this project. Seems they have gutted just about every element which made the original renderings interesting and original. Not sure how it will turn out.
