    Both are quite good already and Rossdale transportation plan is improving. But yes, those are key. I primarily bike river valley road MUP to get here. But for any business to survive the winter, we have to be realistic that non active modes are critical connections.

    Gondola, then all the usual, just executed well. No need to reinvent the wheel. We know what works elsewhere. Let’s just do it well. Medium density neighborhood with destination style retail/F&B. Tie in to riverfront.

    No new suburbs could be a start. The up front costs of those are massive. ROI is much faster for infill and higher density. Pause the sprawl for 10 years. We don’t even have a transit station in the SW yet, let alone a higher frequency train/BRT.
