I think it'll be... fine.
And there's no need for retail here. The immediate vicinity has abundant underutilized (or completely unutilized) retail. Downtown is not desperate for new retail space, it's desperate for people to make the existing spaces viable.
I suspect so. During discussions regarding technology deployment in the new spaces and backfilling the coming vacant space, I was told it was nearly all going to be sciences as they're bursting at the seams and would be a good interim fit until more purpose built space can be built.
I'll set my expectations low but I really hope they take inspiration from some of the better concepts in the area like Boudreau in St Albert or even Brewery District. The renders make it look like there will be the tiniest bit of pedestrian experience, but ultimately I expect it'll be the same...
You say that until the gig drivers show up to those stores for pickups. They can't handle straight roads with parking, just imagine what they'll do with businesses fronting a traffic circle.
